New Builds

A bespoke new build gives you complete control over how a home is designed, how it sits on the land, and how it will work for the people living in it. It is also, in most cases, the most cost-effective way to get exactly what you want.

We work with clients from the earliest stages of a new build project, including site assessment, design brief, architect coordination, and planning application, through to construction and completion. Our experience in rural locations means we understand what planning authorities expect and how to present a scheme that has a genuine chance of approval.

Class Q Conversions

Class Q permitted development rights allow certain agricultural buildings to be converted into residential dwellings without a full planning application. When it applies, it is one of the most efficient routes to a new home on rural land, and one that is frequently underused because the rules are poorly understood.

We have experience navigating Class Q from the initial assessment of whether a building qualifies, through the prior approval process, and into the conversion itself. The permitted development route has specific requirements around structural intervention, and getting the assessment right at the outset saves significant time and cost later.

Barn Conversions

Traditional barns are among the most characterful buildings to convert into homes, and among the most technically demanding. Structural conditions are rarely straightforward, original features need careful handling, and planning authorities in rural areas tend to scrutinise barn conversions closely.

We have delivered barn conversions across a range of settings and planning contexts, including listed buildings and those within conservation areas. Our approach is to work closely with the architect and planning consultant from an early stage, so that the design is buildable and the costs are understood before work begins.

Land and Development

We are actively looking for land with residential development potential across Buckinghamshire and the surrounding counties. We are interested in sites capable of delivering between five and ten homes, either through existing planning permission or where there is a reasonable prospect of achieving it.

Where it suits the landowner, we are open to option agreements that allow us to pursue planning before committing to a purchase. This can be a more straightforward route for landowners who want to realise the value of their land without managing the planning process themselves.

FAQs

Does Class Q apply to my building?
Not all agricultural buildings qualify. The rules cover the type of structure, its age, how it has been used, and where it is. We can assess whether your building is likely to qualify before you commit any time or money to the process.

Do I need an architect before talking to you?
No. We are happy to talk at the earliest stage, before any architect or planning consultant is involved. In some cases we can help you understand what is realistic before you spend money on professional fees.

Can you manage the planning application as well as the build?
We coordinate closely with architects and planning consultants and can recommend experienced professionals for rural planning work. We manage the process around the build so that planning, design, and construction all move forward together.

 

What size development plots are you interested in?
We are looking at sites with capacity for five to ten homes. We are open to sites with or without planning permission, and to option agreements where planning has not yet been sought.

 

How long does a new build take from start to finish?
A single new build home typically takes 12 to 18 months from planning approval to completion, depending on size and specification. We will give you a realistic programme at the outset.

 

What areas do you work in?
Buckinghamshire, Oxfordshire, Northamptonshire, Bedfordshire, Hertfordshire, Warwickshire, Essex, and Greater London. For the right project we will consider further afield.
